Survey versus assessor
The Census numbers above come from a survey in which owners estimate what their home is worth. The Josephine County Assessor's records are a different measure. Josephine County publishes a free taxlot file, and counting residential improved lots with a real market value of at least $300,000 gives 9,023 inside the Grants Pass city limits and 16,955 across the whole Grants Pass postal area. The postal-area figure includes rural homes outside the city.
The two are not directly comparable. The survey counts owner-occupied homes only. The assessor counts residential lots, which include rentals and second homes, and uses the roll's market value. The county's class codes are not published with the file, so we treat the assessor count as approximate.
For a specific property, use the Josephine County Assessor and a local real estate professional.
